A dripping tap, a sink that won't drain, a washing machine that needs connecting, a mixer tap due for replacement — and straight away comes the question of what it's going to cost. Nobody can name an exact figure in advance: too much depends on the particular flat and the particular fault. But the order of magnitude, and the logic behind how prices are set in Rotterdam, is something you can absolutely get a handle on. Here's what makes up a plumber's bill (in Dutch, a loodgieter), how the Rotterdam market differs from the capital's, and what to ask before work starts.

The ballpark: what to expect in Rotterdam

One caveat first: everything below is a guide, not a price list. The market moves, rates shift, and every professional quotes their own price.

Self-employed plumber (ZZP, a sole trader): roughly €40–65 per hour. This is the usual arrangement for household jobs.
Service company: generally more expensive — the rate covers scheduling staff, insurance, overheads and sometimes a guarantee on the work.
Urgent call-outs, evenings, weekends: a surcharge on the standard rate is normal practice, and for a burst pipe in the middle of the night it can be substantial.

Why Rotterdam is cheaper than Amsterdam — but not by much

The logic is simple: an hourly rate covers not just the work itself, but the cost of living and trading in that city.

Rent and running costs. A workshop, storage for materials, somewhere to keep the van — on average all of this costs less in Rotterdam than in the capital. Lower fixed costs mean a lower rate is still enough to make ends meet.

Competition and demand. Amsterdam draws in a huge flow of expats, holiday lets and short-term rentals, where repairs are needed "yesterday" and people will pay more for that. In Rotterdam demand is steadier and more residential, without the same premium for urgency.

Logistics. This may be the biggest difference of all. Rotterdam is more spread out, the roads are wider, and pulling up outside a building and parking is usually easier than in central Amsterdam with its canals, bridges and paid zones. What shapes the work in Rotterdam: the housing

This is where Rotterdam's character shows most clearly. The city centre was rebuilt from scratch after the war, joined later by the towers along the Maas and large districts of modern new-build. Narrow seventeenth-century canal houses of the Amsterdam kind are almost absent here — and that changes the picture.

Access and parking. Getting to the door and unloading tools is usually easier in Rotterdam. Post-war blocks and newer developments have proper entrances, lifts and often underground parking. A plumber doesn't have to haul equipment up a steep staircase to the fourth floor — which means less unproductive time on the bill.

High-rises are their own story. A tower block solves the staircase problem but adds others: access via a concierge or the VvE (the owners' association that runs a shared building), shared risers, restrictions on when noisy work is allowed, and sometimes sign-off from the building manager. Pipework. In post-war and modern housing the pipes are usually laid out more clearly and to a more standard pattern than in older stock: fewer home-made alterations, an easier-to-find stopcock, more accessible manifolds. That makes diagnosis simpler. On the other hand, new-builds more often have pipework buried in the screed or the wall — there, any work on a pipe means opening things up, which is a different scale of job entirely.

There's older stock too. Delfshaven, parts of Kralingen and other districts that survived the bombing are closer in character to classic Dutch housing — with trickier access and non-standard solutions inside.

Most call-outs aren't emergencies but routine. Here's what gets asked for most often:

A leaking tap or mixer. Usually quick: replacing a washer or a cartridge. Often fits within the minimum hour.
A blocked drain. Sink, shower, toilet. A simple blockage clears fast; if the problem is in the shared riser, that's a different job and possibly one for the VvE.
Connecting a washing machine or dishwasher. A clear task with predictable scope — easy to ask for a fixed price on.
Replacing a mixer tap. Also standard work, though the state of the old connectors decides a lot: a seized nut sometimes has to be cut off.
Fitting a toilet. Here it matters whether it's wall-hung or floor-standing, and whether the outlet and fixings match the old ones.

Boilers and the CV-ketel (the gas central-heating boiler) are separate. This isn't ordinary plumbing. Work on gas equipment in the Netherlands requires qualification and authorisation: you need an engineer with the relevant certificate. A general all-rounder can connect the water side, but the gas part, the flue and commissioning the boiler must be done by someone licensed to do it. One-off fees: where the surprises hide

The hourly rate isn't the whole bill. Two charges worth asking about in advance:

Call-out fee (voorrijkosten). A fixed amount for the plumber coming out to you: it covers the trip and travel time. Charged separately from the work. In Rotterdam journeys are on average shorter and easier than in the cramped centre of the capital, but the fee itself doesn't go away.

Minimum hours. Many professionals won't come out for less than an hour. So "tightening a nut in fifteen minutes" is often billed as a full hour — not a trick, just the ordinary economics of small call-outs.

Hourly or fixed

There are two ways of charging. By the hour suits jobs where the scope isn't clear up front: "find out where it's leaking and fix it." The risk is that the total runs above expectations. A fixed price for the job is easier on your budget: the amount is agreed before work begins. For gas equipment, ask about the certificate.
Compare several offers rather than taking the first one.
Agree that the plumber will let you know if something turns out pricier than planned along the way.

The more precise the description, the sharper the estimate: a vague "something's leaking somewhere" always gets quoted with a margin for the unknown.
